On an extension, the same team digs the footings, lays the brickwork and forms the opening — so nobody is waiting on anybody, and nobody is blaming the previous trade for the levels being out. On a facade job, the team stripping the cladding is the team reinstating the masonry.

This is a trade team that has been on sites across Merseyside and the North West for years — domestic extensions and knock-throughs on one side, scaffolded multi-storey facade remediation on the other. Eight checks that filter out almost every rogue trader
We would rather you hired a good contractor than hired us badly informed. Run this on every quote you get, ours included. A legitimate firm will answer all eight without hesitating; a cowboy will get evasive somewhere around number three.
Ask for the company number
A registered limited company can be checked on the Companies House register in thirty seconds — directors, registered office, filing history. Ours is 16886622. If a contractor cannot give you one, ask why.
Ask to see the public liability certificate
Not a photo of a policy schedule from three years ago. A current certificate, with the insurer, the policy number and the expiry date on it.
Get the quote in writing, with exclusions
A real quote states what is included and, crucially, what is not. A number scrawled on the back of a delivery note is not a quote, it is an opening position.
Refuse to pay a large cash deposit
Staged payments against agreed milestones are normal. A big cash deposit before anyone has lifted a shovel is the single most common way people lose money on building work.
Ask who is doing the structural calculation
If a wall is coming out, a structural engineer sizes the beam and Building Control inspects it. 'We've done hundreds of these' is not a calculation and it is not a sign-off.
Ask for the asbestos survey
Pre-2000 building, strip-out work, no survey mentioned? That is not a shortcut, it is a health risk being transferred quietly to you and to the operatives on site.
Ask where the waste is going
You should receive waste transfer notes. If waste from your property is fly-tipped, the liability can come back to you as the producer of that waste.

Nothing gets buried
The single biggest difference between a job done properly and a job done cheaply is what happens to the things nobody will ever see again. A cavity barrier that was missing and stayed missing. A beam sat on two bricks instead of a padstone. Backfill tipped in one go instead of compacted in layers. A soakaway that is a hole full of rubble.
We photograph and record what we find, we get the inspections booked, and where something needs an engineer or a specialist we say so rather than quietly guessing. It is slower to explain and it is the reason our quotes occasionally look higher than the one scribbled on the back of a receipt.
